Our Vision

Our proposals for the development of St James Street aims to deliver new purpose-built student accommodation for the thriving and growing university presence in Waltham Forest.

Our plans include the opening up of the area with a new courtyard opening walkways throughout the site and the installation of green transport storage facilities.

The central location of the site will support the near by shops, cafes and restaurants by bringing new residents to central Walthamstow. The building will catch the tone and setting of the area, by using materials specially selected to be in keeping with the character of the surrounding areas.


This site is ideally situated with a number of stations in the area providing excellent transports links both around the capital and further afield.

Walthamstow Central is just a short walk away and provides simple access to the Victoria. The site is served by St.James Street and Walthamstow Queen’s road providing easy London Overground access with trains running frequently to London Liverpool Street station.

In addition to the easy walking access to public transport the proposals place an emphasis on residents using green transport. The scheme will include xxx cycle parking spaces encouraging more sustainable methods of commuting.

Our proposals will deliver:

  • Provision of 178 new, high-quality, purpose-built homes for students – this will provide the university experience which students deserve and relieve some pressure from the local housing market.
  • Creation of a high-quality residential environment through generous room sizes, private amenity space and consideration of daylight/sunlight and outlook.
  • The design will be in keeping with and complementary to the character and context of the local area and existing neighbouring brick buildings.
  • Deliver 270sqm of new communal amenity space.
  • New pedestrian and cycle access routes through St James Street and the immediate area to connect communities better and more sustainably.
  • Provision of XXX cycle parking spaces and encouraging the use of green transport.
  • Significant biodiversity and townscape enhancement through the planting of more trees at street level.
  • We have the support of from both the University of Portsmouth and the University of London to bring this exciting new community to Walthamstow.
